Frequently Asked Questions
Mainly on the edges. The southwestern belt around Bamnoli and Bharthal near Dwarka, the western belt at Mundka for mid-size wholesale units, and Alipur on GT Karnal Road for the largest buildings. Inside the built-up city the stock is mostly RCC, small in size, expensive and retail-adjacent.
Because it is a different product on much more expensive land. Delhi's units are typically a fraction of the size of Gurugram's, and small units generally carry a premium per square foot. For large requirements the NCR ring is both cheaper and deeper.
The Master Plan land use for that plot, first and before anything else, because storage is not permitted everywhere and godowns are not allowed under the mixed-use policy. Then the structure, since Delhi's stock mixes sheds, RCC and pre-engineered buildings and clear heights are often low.
Some, mainly at Alipur on GT Karnal Road in the north, where units are much larger and rates much lower than in the rest of Delhi. Elsewhere in the city, godowns are smaller converted buildings. For a genuinely large requirement, the NCR ring at Gurugram, Ghaziabad or Dadri gives far more depth.
Delhi's godowns are a mix of pre-engineered buildings, conventional sheds and RCC, the most mixed stock of any city we cover. Clear heights run lower than in the NCR ring because so much of it is converted space. Check the height and floor of the specific Delhi building against your racking and loading plan before you sign.
