Warehousing in Andhra Pradesh

Andhra Pradesh is a small-unit warehousing market. Much of the state's stock is small, and RCC is almost as common as pre-engineered construction. That shapes everything: the stock mix, the rates and the kind of occupier the market actually serves. This page sets out where the stock sits, what it costs and what changed on land conversion in 2025.

Why Andhra Pradesh for Warehousing

Andhra Pradesh has one of the longest coastlines in India and sits between the Chennai, Hyderabad and Bangalore markets, and its warehousing serves that position. Vijayawada, where NH-16 meets the highway to Hyderabad, is the state's distribution junction and its deepest market, with Guntur trading alongside it. Visakhapatnam brings a major port and a heavy industrial base on the northern coast. In the south, Tirupati and Nellore look towards Chennai. The 2025 repeal of the agricultural land conversion Act removed one step from new development, which helps owners building fresh stock. For an occupier, the state suits regional distribution and city-edge storage today, and build-to-suit for anyone planning a larger hub on the coast.

What Warehouse Space Costs in Andhra Pradesh

Median asking rent · ₹ per sq ft / month

Rates in Andhra Pradesh barely vary across size bands; the size mix is what tells the story. Much of the stock is small and very little is large, so an occupier with a large requirement should expect a short shortlist and consider build-to-suit, or the Hyderabad belts a few hours away. Between cities, Visakhapatnam's port demand carries a clear premium over Vijayawada.

RCC is close to the leading construction type here, which follows from the small-unit mix and is the single most important thing to check on any shortlist. RCC and pre-engineered buildings can trade at similar rates, and clear height is what separates them, so verify it on site. Clear height is on record for nearly every listing here, so you can shortlist on it before a visit.

06Compliance

Approvals and Compliance for Warehouses in Andhra Pradesh

Approvals in Andhra Pradesh changed in 2025, and a lease signed now should reflect the new route. With the agricultural land conversion Act repealed by ordinance that September, the permitted use of a plot is settled through the urban development authority and the town planning rules for the area, such as the Visakhapatnam Metropolitan Region Development Authority around the port city. For an existing godown, the practical check is a building permission that matches the structure on site and names the current owner. Inside an APIIC industrial park, the allotment governs use, and any sublease needs the corporation's consent. Fire safety sits with the State Disaster Response and Fire Services Department. Smaller godowns can fall below the size that needs a fire NOC, so ask which rule applies to the building before relying on the absence of one.

Frequently Asked Questions

Not much, and most of it is around Vijayawada and Visakhapatnam. An occupier with a large requirement should plan for build-to-suit or look at the Hyderabad belts, which are a few hours away and much deeper.

Port-linked demand and a tighter supply of industrial land near the city. Visakhapatnam's warehousing competes with port logistics and heavy industry for the same plots, while Vijayawada's belts along NH-65 and towards Gannavaram have more room.

Andhra Pradesh repealed its agricultural land conversion (NALA) Act in September 2025, so separate conversion under that Act is no longer the route; land development is now regulated through the urban development authorities and town planning rules. Confirm the permitted use and building permission with the authority for the area. Inside an APIIC industrial park, check the allotment terms. On land inside a state industrial estate, the allotment sets what the plot may be used for, so confirm that warehousing is a permitted activity under that allotment, and expect subletting or transfer to need the authority's written consent.

Whether the building sits inside an approved layout with a building permission in the current owner's name, and whether the structure is RCC or a shed, because much of the state's stock is RCC with limited clear height. The Fire NOC and CLU counts on this page are the approvals owners have recorded on our listings. Fire clearance is issued by the Andhra Pradesh State Disaster Response and Fire Services Department. Longer leases have to be registered and stamped; confirm the current charges with the sub-registrar before budgeting.

A more even mix than most states. Pre-engineered buildings lead, but RCC godowns and conventional sheds together make up most of the rest, especially in Vijayawada and Visakhapatnam. RCC and sheds often have lower clear heights, so in Andhra Pradesh the height of the specific building matters more than its rate. Clear height is on record for nearly every listing.
