Warehousing in Karnataka

Karnataka's warehousing is Bangalore first and everything else a long way second. The Bangalore belts hold most of the state's stock, while Mangaluru, Hubli, Mysuru and the Kolar industrial belt serve their own regions. Because so much sits on KIADB land, the approvals question in Karnataka is as much about allotment terms as about land conversion. This page sets out where the stock sits, what it costs and what to check.

Why Karnataka for Warehousing

Karnataka's warehousing is anchored by Bangalore, one of India's largest consumption and technology markets, and by a manufacturing base that runs from the electronics and automotive estates around the city out to Kolar beyond Hoskote. Bangalore sits where the highways to Pune and Mumbai, Chennai and Hyderabad converge, so stock here can serve much of south India as well as the city itself. KIADB estates add organised industrial land across the state. On the west coast, Mangaluru gives Karnataka its own port, Hubli links the north of the state to the Pune highway, and Mysuru and Shivamogga serve the south and the Malnad region. For an occupier, Karnataka offers one deep metro market and a set of regional markets that each do their own job.

What Warehouse Space Costs in Karnataka

Median asking rent · ₹ per sq ft / month

Karnataka's rents are set by Bangalore, and inside Bangalore by unit size and belt. Small city units price as commercial space, while warehouse-scale units on the outer belts sit in a narrow band. The airport belt and inner Bangalore quote at the top; the northwest belt and the Kolar estates offer large units for less. Outside the Bangalore region, Mangaluru and Hubli price as regional markets rather than as extensions of the metro.

The outer belts around Bangalore and Kolar are predominantly pre-engineered, with high clear heights on the large units. City stock is often RCC with much lower heights. Specification varies sharply by size and belt, so judge a building on its own figures rather than a state average. Pre-engineered buildings make up most of Karnataka's stock, with RCC a solid second, and VDF is the most common floor. RCC and sheds cluster in inner Bangalore and the smaller towns, so confirm the structure as well as the height.

06Compliance

Approvals and Compliance for Warehouses in Karnataka

Approvals in Karnataka run on two tracks. On private land, the plot has to be converted for non-agricultural use under the Land Revenue Act, and where an approved master plan already zones it for the purpose, the September 2025 rules let the planning authority certify that use, a shorter route on zoned land. Building plan approval then comes from the planning authority for the area, such as the BDA or the local planning authorities around Bangalore. On KIADB land, the allotment is the governing document: it sets the permitted activity, and a sublease to a warehouse occupier needs the board's written NOC. On either track, fire safety sits with the Karnataka State Fire and Emergency Services under the Fire Force Act of 1964. Ask for each document in the name of the current owner.

07FAQ

Frequently Asked Questions

It is by far the largest, but not the only one. The Kolar industrial belt carries large automotive-linked boxes, Mangaluru serves the port and the coast, and Hubli serves north Karnataka on the Pune highway. For most distribution requirements the Bangalore belts are still the starting point.

Yes. Agricultural land is converted for non-agricultural use under section 95 of the Karnataka Land Revenue Act. Since the rules were amended in September 2025, land already zoned for the use in an approved master plan is certified by the planning authority rather than the Deputy Commissioner. Ask for the conversion order or certificate, in the current owner's name.

The allotment terms. KIADB land is allotted for industrial use, so confirm that warehousing is permitted under the specific allotment, and expect subletting to need KIADB's written NOC, particularly while the plot is still on a lease-cum-sale basis. The Fire NOC and CLU counts on this page are the approvals owners have recorded on our listings.

The Karnataka State Fire and Emergency Services, for buildings that need one by size and use. Ask to see the NOC for the building you are taking rather than for the wider compound. Longer leases have to be registered and stamped; confirm the current charges with the sub-registrar before budgeting.

Mostly pre-engineered buildings on the outer Bangalore belts and the Kolar estates, often with high clear heights and VDF floors. Inner Bangalore and the smaller regional towns lean towards RCC godowns and conventional sheds with lower heights. In Karnataka the building type follows the location, so check which belt a unit sits on before you compare rates.
