About warehousing in Chennai
Frequently Asked Questions
Red Hills and the NH-16 northern belt for larger requirements, because it offers much more floor area at similar rates. Sriperumbudur and Oragadam if the inbound is a factory or a SIPCOT park suits you. Ambattur only for small units close to the city.
Hosur, in most cases, if the requirement is large and the demand is not Chennai-specific: its units are typically much bigger, the stock is newer and clear heights are higher. Chennai wins when the port or the city itself is the destination.
If the site is inside the Chennai Metropolitan Area, planning permission comes from the CMDA and the approved land use must permit storage. Outside it, the Directorate of Town and Country Planning handles it. Inside a SIPCOT or SIDCO estate, confirm that the allotment permits warehousing.
Mostly pre-engineered, with conventional sheds making up a larger share than in most big markets, mainly in the older northern belt. VDF is the dominant floor. Large Chennai units record good clear heights. Clear height and docks are on record for nearly every listing, so you can compare buildings before a visit.
The northern belt, around the Ennore and Manali industrial area and out through Red Hills and Sholavaram on the Kolkata highway. It sits closest to the northern port approaches and carries Chennai's larger units. Check layout approval first there, because approved and unapproved layouts sit side by side.
