About warehousing in Andhra Pradesh
Frequently Asked Questions
Not much, and most of it is around Vijayawada and Visakhapatnam. An occupier with a large requirement should plan for build-to-suit or look at the Hyderabad belts, which are a few hours away and much deeper.
Port-linked demand and a tighter supply of industrial land near the city. Visakhapatnam's warehousing competes with port logistics and heavy industry for the same plots, while Vijayawada's belts along NH-65 and towards Gannavaram have more room.
Andhra Pradesh repealed its agricultural land conversion (NALA) Act in September 2025, so separate conversion under that Act is no longer the route; land development is now regulated through the urban development authorities and town planning rules. Confirm the permitted use and building permission with the authority for the area. Inside an APIIC industrial park, check the allotment terms. On land inside a state industrial estate, the allotment sets what the plot may be used for, so confirm that warehousing is a permitted activity under that allotment, and expect subletting or transfer to need the authority's written consent.
Whether the building sits inside an approved layout with a building permission in the current owner's name, and whether the structure is RCC or a shed, because much of the state's stock is RCC with limited clear height. The Fire NOC and CLU counts on this page are the approvals owners have recorded on our listings. Fire clearance is issued by the Andhra Pradesh State Disaster Response and Fire Services Department. Longer leases have to be registered and stamped; confirm the current charges with the sub-registrar before budgeting.
A more even mix than most states. Pre-engineered buildings lead, but RCC godowns and conventional sheds together make up most of the rest, especially in Vijayawada and Visakhapatnam. RCC and sheds often have lower clear heights, so in Andhra Pradesh the height of the specific building matters more than its rate. Clear height is on record for nearly every listing.
